Newburyport, Massachusetts,
Strategic Land Use Plan (2004).
Taintor & Associates, in association with Dodson Associates, assisted the city of
Newburyport, Massachusetts, in the preparation of a Strategic Land Use Plan for a
1500-acre area in the southern portion of the city. The plan combines protection
of an extensive green corridor in the upper watershed of the Little River, infill development
in the City's existing industrial park, and creation of a transit-oriented mixed-use
development around a commuter rail station. Implementation will require the adoption of
innovative zoning mechanisms as well as open space acquisition by public and private partners.
The Strategic Land Use Plan received the Massachusetts Chapter of the American Planning
Association's 2004 award for Outstanding Comprehensive Plan.

Quinsigamond Village Revitalization Strategy - Blackstone River Valley Northern Gateway Project (2001).
Taintor & Associates, in collaboration with the landscape architecture firm of Gates, Leighton & Associates, Inc., assisted the City of Worcester and the John H. Chafee Blackstone River Valley National Heritage Corridor (a unit of the National Park Service) in preparing an Action Plan [PDF, 12.9 MB] for revitalization of the Quinsigamond Village neighborhood. Quinsigamond Village is an historic industrial neighborhood of Worcester, located at the beginning of the Blackstone River. The Massachusetts Highway Department is upgrading Route 146, which passes along the eastern edge of the Village; and the City and the National Heritage Corridor plan to develop a Visitors Center for the Corridor in Quinsigamond Village.
The Action Plan presents specific recommendations to capitalize on these investments in order to achieve economic development and enhancement of the neighborhood as a place to live, work and visit. The City of Worcester is using this Action Plan as a guide in negotiating with the State on specific improvements, and in planning for the broader Canal District of which Quinsigamond is a part.

Franklin, NH, Vision 2000: Downtown Revitalization Strategy (2000)

Cranston Street Revitalization Strategy - Cranston, RI (1998)
Prepared
a revitalization strategy for a 1.5-mile segment of
a major commercial arterial in the City of Cranston.
The area is a mix of public buildings, several major
businesses, residential areas, smaller scale
commercial establishments, and several sites with
significant development potential. The project
resulted in recommendations for streetscape
improvements, zoning changes, public improvements,
and guidelines for appropriate business development
and redevelopment.

Kelley's Corner Specific Area Plan - Acton, MA (1995)
Assisted the town of Acton to prepare a plan focusing on
land use and regulatory changes designed to promote appropriate
economic growth in Kelley’s Corner and in several nearby locations along
Route 2. The Plan also addresses strategies for managing the impacts of
development, including traffic and pedestrian circulation and wastewater
generation; and evaluates alternative mechanisms and strategies for promoting
economic development. The town adopted zoning changes recommended by the
planning process, and subsequently developed a detailed circulation plan.

Business Area Design Guidelines - Carver, MA (1997)

Great Woods Area Land Use Study - Mansfield, MA (1994)
Land use study of the southwest quadrant of Mansfield,
bounded by Interstate 495 and State Route 140 and centered on the Great Woods
Center for the Performing Arts. Issues included build-out under existing
zoning, protection of wetlands, and regulating commercial development along
local and regional collector roads.

Route 6 Business
Land Use Study - Marion, MA (1996)
Evaluated
the land use and zoning patterns along Route 6 in
this seaside community and made recommendations for
changes to zoning boundaries, building size and
design, site development standards, use regulations,
parking standards, and landscaping requirements in
order to accommodate business growth while
protecting the town’s character.

Route 139 Corridor Build-Out Analysis -
Marshfield, MA (1994)
Prepared a build-out analysis for a three-mile
corridor in a coastal suburban community, in support of planning
for extension of public infrastructure. Recommended
zoning amendments and access management strategies
to accommodate appropriate commercial development.

Route 126 Corridor Study - Ashland, MA
(1993)
Conducted a land use and zoning analysis of a two-mile
corridor in the Town of Ashland. Prepared
recommended zoning changes for the corridor to
encourage nodal development rather than continuation
of the emerging strip pattern. Zoning amendments
were adopted by Town Meeting.

Golden Triangle Plan -
Framingham & Natick, MA (1989)
Developed
a detailed strategy for the redevelopment of a
regional retail center extending for a mile along
two state routes and straddling municipal boundary.
The project prepared zoning recommendations for the
entire Golden Triangle area, including innovative
incentive zoning components and the creation of
Highway Commercial Overlay Districts along the
entire Route 9 corridor in both communities.
Consistent zoning regulations were adopted by both
Framingham and Natick, with the support of the
Chamber of Commerce and the Route 9 business
community.
